A GUIDE TO FEES AND PERMITS FOR BUILDING AND ZONING

WHEN DO YOU NEED A BUILDING PERMIT?

A Building Permit is required for any new construction, enlargement or major renovation of a structure within the County including but not limited to the following:

  • New Homes
  • New residential, commercial, industrial or public buildings
  • Creation of any new dwelling units in existing buildings, or major rehabilitation of existing units
  • Additions to existing buildings, including new kitchens, bathrooms, porches, patios or greenhouses
  • Structural alterations to any existing buildings
  • New installations of solid fuel burning equipment and chimneys
  • Swimming pools, either in-ground or above ground
  • Garages, storage sheds and carports
  • Fences
  • Any change in use of an existing building, whether or not alterations are required
  • Any interior/exterior work involving utility replacement

A BUILDING PERMIT IS NOT REQUIRED FOR MAINTENANCE OF EXISTING BUILDINGS, INCLUDING THE FOLLOWING:

  • Painting
  • Insulation and storm doors and windows
  • Repair of porches, steps or walks
  • General maintenance work

APPLICATION PROCEDURES

You may obtain an application for a Building/Zoning Permit from the Building Department or download/print the appropriate form(s) below:

The application should be accompanied by scale drawings and construction documents showing the following information:

  • Lot dimensions and boundaries
  • Locations of any existing and proposed structures on the property
  • Building setbacks from all property lines
  • Locations and sizes of any proposed utility lines
  • Proposed landscaping and site features such as driveways, parking areas, sidewalks and plantings
  • Building construction documents including plans, elevations, sections and specifications in such detail as the Building Inspector shall require

For any new building other than a one or two family accessory structure, the site plan must be reviewed and approved before a Building Permit may be issued.

Zoning Permit:   $  25.00

Building (new/repairs/additions):

Residential: $    0.10 / sq. ft.
Commercial: $    0.15 / sq. ft.
Demolition: $  25.00
Manufactured Home: $  75.00 – Single / $ 150 – Double Wide
Swimming Pools:   $  50.00
Towers:   $150.00
Critical Structures: $150.00
Storage Buildings:  $    0.01 / sq. ft. if larger than 1000 sq. ft.
$    5.00 flat fee if under 1000 sq. ft.
Miscellaneous: $    2.00
Revalidate permit: $    5.00 within one (1) year of cancellation
Exemptions:  Churches; local, state & federal agencies; farm use; ordinary repairs

Mechanical:

Storage Tanks: $  25.00 (Removal or Installation)
HVAC Systems: $  25.00

Electrical:

Change of Service: $  25.00
Reconnects: $  25.00
New Service: $    1.00 / 10 amp (single phase)
$    1.50 / 10 amp (three phase)
Moved Service: $  10.00
Additional Wiring: $    3.00 residential
$  10.00 commercial
Temporary Service: $    1.00 / 10 amp (single phase)
Single-Phase: 60 amp   =   $   6.00
100 amp =   $ 10.00
200 amp =   $ 20.00
400 amp =   $ 40.00
Three-Phase: 100 amp =   $ 15.00
200 amp =   $ 30.00
400 amp =   $ 60.00

Plumbing:

Fixtures: $   1.00 ea. - Residential
$   1.00 ea. - first 20 for Commercial
$   0.50 ea. - 21st to 50th for Commercial
$   0.25 ea. - 51st and over for Commercial
$   0.50 ea. - hose bib
Sprinkler: $   0.05 / sq. ft.

Signs:

Up to 100 sq. ft. $   25.00
100 to 200 sq. ft. $   50.00
Above 200 sq. ft. $ 100.00

 

NOTE: Square footage is based upon exterior foundation dimensions. Areas to be included in calculations include all stories except basements or cellars if not finished as living space.
